Every year the property market develops its own rhythm, and June has long been one of the most active periods for sellers preparing for a summer move. While spring often grabs the headlines, early summer is frequently when serious buyers and committed sellers begin making firm decisions. For many households, June represents the ideal balance between timing, practicality and opportunity.

This year’s spring market has certainly felt trickier than many expected. Buyers have been more cautious, affordability conversations remain front and centre, and there has been a noticeable increase in negotiation compared to the pace we experienced in previous years. However, despite the more challenging atmosphere, overall transaction levels are still holding remarkably close to those seen in 2025. The market has not stopped — it has simply become more selective.

That selectiveness is creating a clear divide between homes that are attracting strong interest and those that are struggling to gain momentum. Realistically priced properties are continuing to perform well, particularly when sellers remain flexible and responsive to feedback from the market. Buyers today are informed, measured and value-conscious. Sellers who react quickly to viewing feedback, presentation advice or pricing conversations are finding far greater success than those chasing last year’s conditions.

So why does June matter so much?

The answer largely comes down to families. For households with children, timing a move around the school calendar is often critical. Many parents aim to complete their move during the summer holidays, giving children time to settle before the new academic year begins in September. That means decisions are usually made much earlier than many people realise. By June, motivated family buyers are actively searching, arranging mortgages and trying to secure a purchase before the late summer rush.

There is also a psychological factor at play. Longer days, brighter weather and greener surroundings naturally help homes show at their best. Gardens become usable spaces again, natural light improves photography and viewings, and buyers tend to feel more optimistic about making life-changing decisions during the summer months.

For sellers considering when to launch, the key is often preparation rather than waiting for the “perfect” moment. Listing in June can place a property directly in front of serious summer movers, but only if the home enters the market correctly positioned from day one. Strong presentation, accurate pricing and a willingness to adapt remain essential ingredients.

Properties that launch too ambitiously priced are often finding that buyers simply move on to better-value alternatives. In contrast, homes priced realistically from the outset are still generating competitive interest and, in many cases, securing strong offers relatively quickly.

The reality is that today’s market rewards realism. Buyers are still buying, families are still moving, and demand remains healthy in many areas — but success now belongs to sellers who understand the market they are in, not the market they wish they still had.

As we move deeper into summer, June continues to stand out as one of the most strategic times to launch a sale. For motivated sellers prepared to listen, react and position their home correctly, the opportunities are still very much there.
