Marketing in this digital age is crucial
We are long past those days when a small selection of photos, a basic description, and floorplan with no dimensions will past muster with discerning buyers. We believe that nowadays, marketing should include advance premarketing on social media, lifestyle descriptions, professionally edited photos and a detailed floorplan. Everything has to read and display on a phone or tablet where most buyers start their search. We don’t leave any stone unturned when it comes to marketing.
Video tour as standard
At Whitfields, we always produce an honest and captivating presenter led walk through video tour as standard. The feedback from buyers is that this is hugely helpful to them and helps them make quicker decisions along with being able to show family and recap on details they may have forgotten. Where we feel it is beneficial, we also include drone photography and video footage. If you have a beautiful location surrounding you, we need to show that off!

Professional photography
We rarely do photos ourselves as this is best left to the experts. Your home really needs to jump out at buyers online and the difference is obvious to most buyers. You won’t see any photos with reflections of us in the mirror, or with an angle like we are sitting on the ceiling light! We work with a separate company who can also do your EPC and floorplans for you.
If the property is empty, we can utilise “Virtual staging” to add furniture and furnishings to give buyers an idea of how it looks furnished. This is a more cost effective option than hiring furniture in to present the property. For higher end homes a full real time staged home will add benefit and we can put you in touch with some excellent home stages.
Sunset and twilight shots are also especially good to grab attention. Lastly, we can remove objects in photos that are detracting from the photo overall. This could be a car on the drive through to piles of boxes waiting to be cleared. As long as it is not removing anything key for buyers to be aware of (Eg: a factory behind!) we can assist. Social media launches
Love it or hate it, social media is an important marketing tool these days. Our Facebook, Instagram and You tube channel are widely followed as buyers know that we pre launch our properties with a sneak peek video before they go on the property portals. Serious buyers want to get ahead of the rush, so we give them an early heads up. In addition to the property sneak peeks, we also use You Tube for all our property tours and our Facebook & Instagram is also full of useful information, local events and moving stories to help you prepare to sell, and for buyers to better understand the areas they are moving to.
Local Advertising
A bit old fashioned to some, but there are still plenty of buyers who check the local papers and magazines. We regularly advertise in our local papers and area magazines, and promote our business and properties for sale to attract more people to view our properties on our website. Some buyers don’t use social media, so we make sure we capture their attention in more traditional ways.
UK and Worldwide connections:
We are part of the huge EXP realty network which has it’s own benefits. All our agents can connect with me easily, and we have a network specifically for London and the Home counties as so many are still moving to Wiltshire from these areas. If another agent brings me a buyer, we will reward them for this. Coming soon, EXP are rolling out a central property website for buyers to find our properties wherever they are in the world. We have been with EXP since our beginnings and have proven our methods of working produce results, and were named “UK EXP agent of the year” in 2024!
