Quarterly property review for #Corsham & #Melksham (SN12 & SN13)

The first quarter of 2026 has provided an interesting snapshot of the property market across Melksham and Corsham. Using data from Rightmove covering the period from 1st January to 31st March 2026, we can see that the local market has remained active despite ongoing global events and economic uncertainties.
Market Activity in Numbers

Across the SN12 and SN13 postcode areas, a total of 335 properties were launched onto the market during the first three months of the year.

In addition, 222 properties have been marked as under offer, representing an overall success rate of 66%. This figure may also include homes that were originally listed before January but found buyers during the quarter. However, it still provides a useful benchmark for overall market performance and buyer activity across both towns.

Our Results
At Whitfields Property Experts, we are extremely proud to report that our percentage of sales agreed compared to new instructions during the first quarter of 2026 is 100%.

That’s 100% success, which we believe demonstrates why being the “top agent” for the number of listings is not always the most important measure of performance.

In both Melksham and Corsham, we currently rank as the third-placed agent on Rightmove for the number of instructions. This reflects our long-standing philosophy of prioritising service and results over sheer volume, rather than chasing bragging rights for having the highest number of listings.

While some agencies focus on listing as many homes as possible, we believe that a more attentive and personalised approach consistently delivers the best results for our clients, both in terms of service and the price achieved.

So how does this compare with the performance of other agents across the two towns?

Comparing Agent Performance
Looking more closely at the figures highlights an interesting pattern.

In Melksham:
• The busiest agent for new instructions achieved 67% under offer
• The second busiest agent achieved 69% under offer

In Corsham:
• The highest instructing agent achieved 69% under offer
• The second placed agent achieved 77% under offer

While these are respectable results, they still sit below our 100% sales success during the same period.

The Challenge of High-Volume Agencies
Some of the busiest agents in the area are currently handling up to 100 properties online at any one time, either listed for sale or already under offer. In many cases these agencies operate with similar staffing levels and resources to ourselves.
It is therefore not surprising that we often hear from disgruntled sellers who have previously used other agents. One of the most common complaints about estate agents in general is lack of communication.

Lower fees are often the reason sellers choose a high-volume agent. However, if an agent cannot dedicate sufficient attention to your property, the final result may actually leave you with less money in your pocket.

Many of our 2026 sales have gone to “best and final offers”, often achieving above the asking price. While paying an additional 0.5% in fees might represent around £2,000, achieving £5,000 or more above the asking price clearly leaves the seller in a stronger overall position.

By comparison, paying a lower fee for a property that sits unsold and becomes stale on the market can ultimately be far more costly than investing in the right representation from the outset.

Selling your most valuable asset should never feel like listing a used car online. It deserves professional guidance, careful marketing and consistent communication throughout the process.

Our Approach: Service Over Volume
At Whitfields, we are very aware that maintaining a manageable number of properties allows us to deliver the personal service and communication that sellers need during the moving process.

The results from the first quarter of 2026 suggest that this approach is working well for us — and, most importantly, for our sellers.

Looking Ahead
With the traditionally busy spring and early summer market now underway, buyer demand remains strong across both Melksham and Corsham despite ongoing global uncertainty.
Correctly marketed homes that are sensibly priced and well presented continue to attract strong levels of interest and competitive offers. Many of our recent sales have progressed to “best and final offers”, resulting in achieved prices above the initial asking price.
